Located just outside the heart of Downtown Huntersville, this boutique new-construction townhome community offers investors something increasingly difficult to find around Lake Norman: new construction under $500,000, a walkable location, strong potential rental income, and the possibility of a 5%+ cap rate.

Here’s why Townes at Maxwell deserves a closer look from investors.

1. The Numbers Can Make Sense From Day One

One of the biggest reasons Townes at Maxwell stands out is the relationship between purchase price and potential rental income.

Current Phase 2 opportunities include townhomes priced from approximately $439,900, while larger three-story homes are currently offered around $489,900.

For an investor purchasing a townhome around $439,900 and achieving approximately $3,000 per month in rent, the property would generate:

$3,000 × 12 months = $36,000 in annual gross rental income

That represents an approximate 8.2% gross rental yield before expenses.

Even at a purchase price of $489,900, $3,000 per month in rent represents approximately a 7.3% gross rental yield.
